Lake Chapala Real Estate Celebrates History of Important Landmark

The Lake Chapala Real Estate area has recently celebrated the history of an important landmark in its development as a favourite among Mexico Retirement Communities, namely, the 90th anniversary of the Old Train Station in the town of Chapala.

The train station dates to 1920, and was built to support traffic of visitors from Mexico City and Guadalajara. It could be said that, in the current day, this function has been replaced by the nearby Guadalajara International Airport, which brings vacationers and retirees, now including a large number from the U.S. and Canada.

The history of the trend to own a home on the shore of Mexico’s most beautiful lake goes back further than the current train station itself – to the days of Porfirio Diaz, president and dictator of Mexico for 35 years (1875 – 1910.) During his presidency, high society from Mexico City and Guadalajara joined him in the trend of building beautiful vacation homes on Lake Chapala. Unfortunately for President Diaz, he never had the chance to enjoy retirement in Chapala; he went into exile during the Mexican Revolution.

However, there are two very fortunate points for American and Canadians retiring in Chapala and the nearby town of Ajijic these days. One is that landmarks of the splendor of that time are still standing as reminders of its rich heritage. The other is that these days retirees can enjoy the relaxing lifestyle of Chapala on a budget far more accessible than that of a President, and the other is that they do not need to be from the high society.

Retirement-friendly homes in Chapala or Ajijic can be found for as low as US$150,000. Of course, higher luxury is also readily available, but at prices much more accessible than in the past. The cost of day-to-day life is likewise much more accessible, providing retirees with a means of living much more comfortably on the funds they have available.

The celebrations lasted from Tuesday April 20 to Sunday April 25, 2010, and included many nightly events such as displays of historical documents and photos, presentations about the architecture, children’s workshops, live traditional music, the presentation of books about the station and area’s history and theater.

A third from the record-high foreign remittances sent back home by overseas Filipino workers is spent mainly on real estate investments, therefore making our local property market more stronger than the previous years, all according to industry players and market watchers.

This trend marks the end of the era where almost all of the OFW remittances were spent on consumer goods, with little left for savings and other investments. According to statistics, in 2006, OFWs sent back their local beneficiaries amounting to $ 12.6 billion through the banking system alone. This means that as much as $4.2 billion in OFW funds were spent on real estate last year—a number that will further rise, given the expectations of the central bank of as much as $14 billion in remittances for the year 2007.
