Pioneers in the Sustainability Movement By Jeff Kiec

Fads come and go and by now we’ve all heard of the concept ‘going green’.  Some may overlook this terminology as a short-term marketing fad. However, many global industry leaders recognized the economic advantages of going green and chose to become pioneers in the sustainability movement. They recognized that incorporating sustainable practices into daily operations provide tremendous long-term benefits for their profits, employees, suppliers, vendors, and surrounding communities.

Since 2001 Toyota’s Green Supplier Guidelines ask suppliers to go beyond legal and social requirements and to undertake activities that support its environmental goals. Apple Computers now requires its global supply base to sign Supplier Code of Conduct that incorporates a broad spectrum of sustainable business practices.

Wal-Mart’s Sustainability 360 program engages its 8,000 retail locations, 100,000 suppliers, and 2 million associates to develop goals to reduce their environmental footprint.  The entire company is committed to reaching the sustainability goals by committing to purchase 100 percent renewable energy, create zero waste and sell products that sustain people and resources.

The hospitality industry is rapidly adopting similar practices. Marriott hotels has over 275 EnergyStar labeled hotels and is committed to increasing its green hotel portfolio ten fold in the next five years.  It has 50 Marriott branded hotels in design, development, or under construction are expected to achieve the US Green Building Council’s LEED Certification in 2010.  InterContinental Hotel Group is currently developing, Green Engage, an extensive in-house sustainability software program that will soon assist over 4400 hotels in 150 countries increase energy efficiency, reduce water consumption, eliminate waste, and lower their impact on the environment.

Sustainability is here to stay. Over the coming years the concept will become a more effective of a tool for businesses to find hidden cost savings and operational improvements.

Triple Bottom Line and Eco-Efficiency: Where to Start? By Susan Patel

Eco-Efficiency, also generally termed “green,” is based on the concept of creating more goods and services while using fewer resources and creating less waste and pollution. In other words, it means doing more with less. So what does this have to do with your bottom line? It helps hotels provide better service while using fewer resources. Thereby, reducing the materials and energy intensity of goods and services lowers the hotel’s ecological impact AND improves the bottom line. It’s a key driver for overall business performance.

Triple bottom line, sometimes called the TBL or 3P approach – People, Planet and Profits, requires thinking in three dimensions, not one.  It takes into account ecological and societal performance in addition to financial.

Today, quantifiable environmental impacts include consumption of finite resources, energy usage, water quality and availability, and pollution emitted. Social impacts include community health, employee and guest safety, education quality and diversity.

Why should you consider adapting such an approach?

For one, diverse businesses are learning the benefits of corporate sustainability. Take for example well-known companies such as Starbucks, Wal-Mart, Staples, Bank of America, GE, Home Depot, Anheuser-Busch, Honda, and Dell. It’s simple, factoring these impacts into their overall balance sheets will make these companies more successful because it delivers greater efficiency, makes them more competitive and sparks innovation – all drivers of profitability.

Need even more reasons? A study by A.T. Kearney, Inc, found that in 16 of the 18 industries studied, companies committed to sustainability outperformed industry averages by 15% over the six months from May through November 2008.

“Our study indicates that the market rewards specific companies,” said Dr. Daniel Mahler, author of the study. “We find common characteristics among the leading companies that show that sustainability goes far beyond the narrow definition of being environmentally friendly.”

At the end of the day, in plain English, eco-efficiency equals cost savings that translates directly to the bottom line. Intuitively, doesn’t it just make sense?

Ways to Become Eco-Efficient?

Transforming your hotel to be “green” doesn’t have to be at the expense of financial objectives – rather sustainable businesses are becoming more efficient, more innovative, more connected, more profitable, and more competitive.

However, just like all things, businesses go through phases. The best would be to consult a professional who understands the hospitality industry and sustainable solutions. It’s very easy to find solutions, but does it make sense for your hotel – that is the key factor.

To start, the following points should be incorporated into your hotel’s business strategy – as many are already forced to do given the dizzying energy costs. Let’s try to be proactive by:

  • Reducing energy usage
  • Enhancing recycling possibilities and options of all materials used
  • Utilizing new technology to reduce energy and water consumption
  • Recycling more and reducing toxic chemical use
  • Maximizing use of renewable and recycled resources
  • Purchasing environmentally friendly products, especially for housekeeping

You should also benchmark your hotel to determine your current situation. I have noticed many hotels striving for an Energy Star Certification and, on the flip side, guests seeking hotels that demonstrate green initiatives through certification. This program allows hotels to quantify and track energy and water usage and savings over time.

Good to Know: Report Shows Hotel Guests Prefer Green by Scott Parisi

Been feeling a little blue about your eco hotel’s green initiative lately?  Been wondering if all the hard work is worth it, or if you’re just spinning your wheels for nothing?  Thinking about giving up because no one else seems to care about sustainable hospitality as much as you do?

A recently released report by those studious folks over at J.D. Power and Associates contained a big shot in the arm for eco hoteliers.  The 2009 North America Hotel Guest Satisfaction Index Study showed, among other things, that green hotels made great strides in awareness, guest satisfaction and participation in sustainable programs since the previous reporting period in 2008.

For their report, J.D. Power surveyed over 66,000 guests who stayed in North American hotels between May of 2008 and June of 2009.  Here are some notable findings about green lodging taken directly from the release:

  • Guest awareness of their hotel’s green programs increased significantly in 2009. Sixty-six percent of guests said they were aware of their hotel’s conservation efforts, up from 57 percent last year.  Good job getting the word out!
  • A high percentage of guests took part in their hotel’s sustainability efforts. Among those guests who were aware of the green program, 72 percent said they participated in their hotel’s conservation programs during their stay, meaning they recycled or participated in the property’s linen reuse program, for example.  Way to go… you and your staff are doing a terrific job of rallying the troops!
  • Awareness of green programs had a strong impact on overall guest satisfaction. On average, satisfaction is more than 160 points higher among guests who report being aware of their hotel’s green programs, compared with guests who are unaware of them.  Awesome!  You and your team have proven that implementing a green initiative doesn’t mean that the guest experience has to suffer… in fact, it’s just the opposite!

In a nutshell, this study shows that green hospitality has finally taken a firm hold in the industry, and that overall it is being done well.  Your eco hotel’s efforts are starting to reap dividends, not only for the environment but also for your property’s bottom line.

Florida’s Green Lodging Program: Only the good die young…

A few weeks ago in a blog post, I sang the praises of Florida’s outstanding Green Lodging program (FGLP). Established in 2004 by Florida’s Department of Environmental Protection (DEP), FGLP’s small but dedicated staff has helped hundreds of properties statewide implement meaningful green initiatives, and has made their program a model for the country.

That’s why I was so saddened to learn that due to drastic budget cuts, the FGLP as we know it will cease to exist on July 1st. According to a recent article in the Orlando Business Journal, the program’s budget of $337,000 was slashed to $63,000, and three of its four staff positions were eliminated.

You read that correctly – one employee and $63,000 to support the current stable of over 500 designated green properties, in addition to handling hundreds more that have filed their applications and are on the waiting list for FGLP approval.

Beginning July 1, initial site visits to determine compliance with program standards will become a thing of the past. Annual recertification will fall by the wayside, too, as will easily accessible expert advice from live DEP staff.

Instead, there will be occasional webinars, an online application process that will allow a property to assert that it has implemented its green initiative – and be approved – sight unseen, and a watered down renewal process.

FGLP’s official web site optimistically calls the changes “program improvements” and attempts to calm fears that the model project will become nothing more than a rubber stamping mechanism that allows undeserving properties to falsely bill themselves as environmentally responsible. In part, the web site states:

Maintaining environmental excellence in the program is of utmost importance to DEP. While the program will now be administered primarily online, it will not be a self-certification program.

I did not add the bold print in the statement above; DEP did. Publicly declaring that the FGLP will not be a self-certification program sounds brave and decisive, but unfortunately it also sounds like wishful thinking.

The stakes are extremely high for hoteliers in Florida, where approximately half of all the state’s visitors (many of whom are eco-conscious travelers) stay in lodging facilities, and where the Governor has mandated that all state-related conferences and meetings be held in certified green lodges whenever possible.

Yes, there’s big money to be made from earning FGLP’s green certification. Since the program has been so skillfully administered thus far, green certification truly meant something in Florida. The properties that earned it had every reason to be proud, and the ones on the waiting list knew they’d have to tow the line to get certified.

There is now a realistic fear that green lodging designation in Florida will be as easy to come by as a bad sunburn.

I understand that times are hard. Every line item in every state’s budget is on the chopping block, so the gutting of FGLP is not a huge surprise. But it is a huge disappointment, and I sincerely hope that Florida will find a way to restore the program to its previous funding levels – and high standards – post-haste.

Florida’s Green Lodging Program: A model green hotel certification program that continues to grow

If you’ve ever been to Florida – especially to ecologically-sensitive areas like the Everglades and the Florida Keys – you know that the state has incredible natural resources. Stunning beaches, unique and abundant wildlife, fertile land, and of course, all that gin clear water make Florida an extraordinary place to live and a fantastic place to visit.

And boy, do people ever visit! The state’s tourism marketing agency, VISIT FLORIDA, recently estimated that over 82 million people visited Florida in 2008. Since approximately 50% of Florida’s visitors stay in hotels, the lodging industry has a major impact on the state’s sensitive environment.

That’s why Florida’s Green Lodging Program (FGLP) is so important. Established in 2004 by the state Department of Environmental Protection, FGLP has assisted and recognized hundreds of facilities for their sustainability efforts. From huge properties owned by major chains like Hilton and Hyatt, to funky island B&B’s owned by somebody’s mom and pop, designated green lodges are becoming as common in Florida as flip flops, tiki torches and margarita cocktails!

One thing that has made Florida’s Green Lodging Program so successful is the commitment to the environment demonstrated by Governor Charlie Crist. In 2007, Gov. Crist signed an executive order mandating that all state conventions and meetings be held in certified green lodging facilities whenever possible. With the stroke of a pen, Gov. Crist started a stampede of hoteliers scrambling to green up their properties and get them on the list of approved facilities. Close to 500 properties have met the program’s certification requirements, and hundreds more have filed the paperwork and are in the pipeline to receive their green designation.

New Staff Joins EcoGreenHotel Consulting

ROBBINSVILLE, N.J. – EcoGreenHotel President Scott Parisi today announced the appointments of two new staff members. Jeff Kiec will serve as the company’s Sustainability Project Manager, and Bob Ryan as its Vice President of Sales and Marketing.

“I am delighted to welcome these two talented individuals to the EcoGreenHotel team,” Parisi said. “Jeff and Bob both bring fresh perspectives and an abundance of experience to our company and to the green hospitality industry as a whole.”

Jeff Kiec is a veteran in the environmental service industry. His experience includes engineering building assessments, building and operational sustainability audits, and environmental site assessments. He has project experience in a range of property types including industrial, multi-family residential and commercial.

As Sustainability Director for Deep Ellum, a historic arts and entertainment neighborhood in Dallas, Kiec is responsible for educating and working with neighborhood businesses and property owners to incorporate sustainable building technologies.

Kiec is a U.S. Green Building Council LEED-Accredited Professional and has earned Building Operator Certification from the Midwest Energy Efficiency Alliance. He has also completed hazardous waste worker training sponsored by the U.S. Occupational Safety and Health Administration. He is particularly proficient in finding local, state and government programs that offer credits and rebates available to owners, developers and operators of hotels.

Bob Ryan comes to EcoGreenHotel with 25 years of sales and sales management experience. Most recently, he was a regional sales director for Buy Efficient, a web-based purchasing management system for the hospitality industry.

Ryan was formerly the publisher of LODGING, the official publication of the American Hotel and Lodging Association (AH&LA). While at LODGING, he was a member of AH&LA’s Allied Executive Committee, which helped bring suppliers and hoteliers together. Prior to LODGING, Mr. Ryan was advertising director for the Ritz Carlton magazine, and worked on publications that served the airline, travel, and food industries.

Additionally, Mr. Ryan spent 10 years leading the sales and marketing efforts for Spectrachem, a textile printing ink company, and was integral in that company’s decision to eliminate all solvent based manufacturing and to develop an all water based product line.
