Mexico Real Estate Market Has Something to Offer for Everyone

July 18th, 2009

The Mexico real estate market is a vibrant one because of the many properties located in exciting vacation destinations and more sedate residential neighborhoods. The Mexico real estate market is particularly busy with the many villas, condos, vacation homes, and rental properties available. This market is such a good one because Cancun, Playa del Carmen, Puerto Vallarta is both a desirable vacation destination and a good place to settle down year-round. Many tourist locations around the world are too busy to be satisfying for full-time residents, but many people purchase Mexico real estate to live in year-round because of the beautiful location and number of attractions that make it a great place to live. If you think renting and buying real estate is a frustrating experience with less than satisfying results, you should consider working with Mexico realtors to find your next vacation rental or a great home for future. Working with a professional Mexico realtor can make it easier to find properties that match your requirements so you don’t have to do all of the legwork on your own. If you have young children or a busy career, this is the ideal situation because the realtor can coordinate viewing appointments and even help you negotiate the closing price.

If you’re looking for a vacation property, you’ll want to consider all of the things that are important for a satisfying vacation. If you want to be near the beaches, you’ll need to look at properties that are located close enough to the beach to cut down on the hassles but far enough away to keep you out of the crowds and traffic. You’ll also want to consider how you plan to take your meals while you’re on vacation. If you want to prepare your own meals, the property you rent will need to have kitchen facilities with a stove or microwave and a refrigerator for leftovers. If you want to dine out, you’ll need to choose a property near the kind of restaurants you like to frequent. If you are traveling with children, you’ll also need to consider their needs for each day that you’re on vacation so that you can choose the perfect Mexico Vacation rental property. If you plan on buying a home to live in year-round, you’ll need to think about what will make you happy as a full-time resident. If you consider all of these factors in advance, you’ll be able to find the perfect Puerto Vallarta real estate property in the Mexico real estate market.

Own Property in Mexico by Getting Involved in the Hot Puerto Vallarta Real Estate Market

July 4th, 2009

If you’re familiar with the real estate industry, you’ll know that one thing can make or break a real estate deal – location, location and location. Many people are interested in Puerto Vallarta Real Estate because this is one of the most beautiful destinations in Mexico. Puerto Vallarta is home to sandy beaches, fabulous shopping experiences, and sumptuous dining that make this destination one of the most popular beach vacation locations. If you’re tired of renting vacation homes, you can own property in Mexico by purchasing a piece of Puerto Vallarta real estate. If you want to get involved in the Puerto Vallarta real estate market, you’ll need to know what kind of property you want to buy, what attractions need to be nearby, and what kind of amenities and facilities the property must have. What’s a perfect property for one person may not be the perfect property for another person, so it is important that you give your own input and choose a property that makes you happy. Once you’ve decided on the details of the properties you want to view, you can use the Puerto Vallarta property, Cancun MLS Online and Playa del Carmen Real Estate listings to develop a list of properties you want to visit so you can make your purchasing decision.

If you want to own property in Mexico to use as an investment, the criteria for your purchase will be different than if you were buying a home for your personal use. Instead of identifying details that will make you happy, you will need to think from the perspective of a vacationer. You’ll need to purchase an investment property near the most popular attractions and the property will need to have plenty of conveniences so that renters can enjoy their vacations without many hassles. Modern appliances are a must, and comfortable furniture should be in every room so that renters can relax at the end of each busy vacation day. If you can provide luxury amenities such as a Jacuzzi or swimming pool, you’ll be able to command a higher price for the property. Buying a piece of Puerto Vallarta real estate as an investment will help you to diversify your investment portfolio and bring you the returns you desire as an investor. If you’re not sure how to get involved in the Puerto Vallarta real estate market, get in touch with a Mexico realtor and he or she will be able to point you in the right direction.

Bringing Your Pet to Mexico Just Takes Proper Planning

June 16th, 2009

Many people wouldn’t dream of traveling or moving to Mexico without the family pet. After all, it’s a member of the family too! You can bring your pet or pets with you, but you must do some planning before hand.

If you want to bring your pet to Mexico, you’ll need two pieces of paper. The first is a vaccination certificate to ensure your pet has been vaccinated against rabies, hepatitis, pip and leptospirosis. The second is an office health certificate that must be issued by a veterinarian no more than 72 hours before entering Mexico. Your professional Mexico Real Estate Agent can give you more information.

You can bring two large pets (dog or cat) with you. It is possible to bring more, but you must obtain permission from the Mexican consulate. You’ll need to contact the one nearest you. There is no quarantine period for pets entering Mexico. Make sure to check with the airlines if you’re flying into Mexico. Often airlines have restrictions on size, weight, type of carrier, etc. Be sure to contact your airline and plan ahead.

Owning a pet in Mexico is much the same as owning a pet in any other country. Most dog owners in Mexico have their domestic help care for their dog. You’ll seldom see an owner out walking their dog. Make sure your dog’s caregiver is aware of your dog’s exercise and feeding schedules. Also make sure your dog is comfortable with its caregiver.

Stray dogs and cats are common in Mexico and they carry many diseases. To protect your dog or cat make sure they have the right vaccinations and they are administered correctly. It’s also important to treat your pets for parasites. Veterinarians abound in Mexico and they do make house calls. Again, ask your local professional Mexico Realtor for recommendations or referrals.

When your pet leaves Mexico, the same documents are required as when they entered. You’ll need a certificate of vaccination and a certificate of health from a veterinarian. You will also need to get an export license in order for your dog or cat to leave the country. Your pet will undergo a visual inspection and there is no cost for this license.

While the process may seem drawn out, it is in place to protect all pets – in and out of Mexico. For those who would never consider moving without their pet, it just requires a bit of pre-planning and some local information from your Mexico real estate agent.

Buying Beachfront Property in Mexico

June 9th, 2009

Buying beachfront property in Mexico for either vacation or retirement is a process that requires a fair amount of research and planning. Deciding on the perfect beachfront property is difficult as Mexico is littered with scads of beautiful beaches, any one of which would provide the perfect location for a dream home. A local professional Mexico real estate agent can provide you with a list of oceanfront property, vacation homes, condos and investment properties available for sale or rent.

The coast from Majahual to Xcalak is lined with miles and miles of powdery white sand. Majahual and Xcalak offer a relaxing alternative for vacationers and retirees who just want to get away from it all. Rustic bungalows and small hotels sprinkle the shoreline.

Majahual is located on the Caribbean Coast of Mexico just north of Belize and south of the Sian Kan Biosphere. Unspoiled rain forest, lagoons and ocean beaches abound in Majahual. The tiny fishing village is located on Mexico’s Southern Caribbean in the southern most part of the state of Quintana Roo. Majahual is at the geographic center of the coast.

The crystal clear waters of Majahual are always warm. Divers can discover countless beautiful coral formations and sponges, and enjoy swimming among sea turtles, dolphins, sea horses, manatees, and thousands of sport and reef fish.

Majahual is the Caribbean’s newest cruise ship destination and home to a new cruise ship dock and mall. To meet the increased demand, a new power station and water plant were recently completed and new roads and electrical lines are now being installed on the Costa Maya, both north and south of Majahual.

Residents and visitors enjoy delicious fresh seafood including lobster, conch and fresh fish. Life in Majahual is very relaxed and the pace is much slower than many foreign visitors are used to, but once you become accustomed to it, you won’t want to return to anything hectic. In fact, you may not want to return at all. A local Mexico realtor can help you find your dream home in paradise.

Vacationers, expatriates and foreign investors from all across the world have taken advantage of the region’s natural beauty, low cost of labor and resources, and significant investment incentives such as competitive access to international markets, a qualified and cost-effective labor force, and one of the highest economic growth rates in all of Latin America. Hurry before Mexico’s best kept secret is out.

The Copper Canyon – Natural Wonders in Mexico

June 8th, 2009

The Sierra Madre Range is a wonderful place to visit or live. Foreigners looking for real estate in Mexico will want to contact a local Mexico real estate professional to discuss ownership options available in this beautiful area.

The Copper Canyon is nestled in the Sierra Madre Range and is actually several large canyons that are four times larger than the Grand Canyon of the United States. It’s an out of the way place attractive to travelers who like scenic landscapes, gorgeous canyons and exciting train rides. The Sierra Madre is rich in history and legend. Fallen warriors, martyred Jesuits and Pancho Villa’s army are said to haunt the area. It is also home to the reclusive Tarahumara.

Tourists were able to enter this area long inhabited by the reclusive Tarahumara Indians via the Chepe railroad. Some 50,000 Raramuri (“the people of the swiftly running feet”) — as they call themselves — live in caves and other primitive dwellings, just as their ancestors have for the last 400 years. These small, shy natives are famous for their long-distance running ability. Tourists can visit some of their homes and buy handmade crafts, including handmade violins, pine needle baskets, woven belts and bark carvings directly from them. This area is marvelous for people who love to explore history and culture. The area is rich in both. Vacation and retirement properties are available. Contact a local Mexico real estate agent for more information.

The world famous canyon system is one of Mexico’s natural, cultural and historic wonders. The Canyon is located in the middle of the legendary Sierra Madre Mountains of the state of Chihuahua. The remarkable series of canyons and ridges covers 25,000 square miles of rugged territory.

Rivers have carved a 10,000 mile maze of spectacular steep-walled gorges into the volcanic rock of the Sierra Madre Occidental Mountain Range. Giant cactus and tropical trees over 5,000 feet are visible from the canyon rim. The water delivered by summer thunderstorms creates a rainbow of greens, reds and yellows of the deciduous oaks in spring and the wildflowers in autumn.

The historic Chihuahua al Pacífico Railroad travels from the Pacific Ocean up into the heart of Copper Canyon. The world famous railroad was built over a 90 year period, and is considered an engineering masterpiece. It has been called “the most dramatic train ride in the western hemisphere.”

Most tours travel through Los Mochis, Sinaloa, Creel, and Chihuahua. The train nears the top of the Sierra Madre range at 8,000 feet elevation. The railroad runs the way to Chihuahua City. The area is absolutely breath-taking and a fantastic place to retire or vacation. A local Mexico realtor can give you more information.

Before you buy a Real Estate in Mexico

April 7th, 2009

No matter who you are, if you are going to buy a piece of Mexican real estate – no matter how small or how large the property in question may be – you will need to become familiar with the services that are offered by the local notary public before moving ahead in any fashion with a real estate transaction. The Mexican notary public will hold your hand right from the very beginning of the purchase, and a title search will only take him, at the most, a few days. If there is any potential problem with the title, you can be sure that the notary public will not want to ruin a good reputation (or lose a job) by trying to hide it, and he or she will let you know immediately.

If you become committed to buying a piece of quality Cancun Real Estate or Playa del Carmen Real Estate in Mexico in a reasonable time frame with reasonable expectations, the chances are very good that you will never have a problem throughout the buying process of any Real Estate in Mexico. The key point (and this really can’t be stressed enough) is that you have to be diligent while you are doing your research, and you also need be a little more cautious than you would if you were buying real estate in your native country. This is not because the people and professionals you will deal with in Mexico are villains; in fact you will find that the Mexican people are the farthest thing from villainous! Rather, the reason you need to be careful is that unless you are a native of Mexico that is coming back, or unless you are married to or related to a Mexican native, you will have to overcome the language, cultural and legal barriers that would be present no matter where you bought land, unless it is in your own country.

As you can see, Mexico Real Estate offers investment oportunities like Beachfront Condos, Rental Villas, Apartments etc. If you have any questions or advise regarding Mexican Property, Feel free to contact Tom Budniak of Mexico Realty Executives for the best deals in Cancun, Puerto Vallarta, Riviera Maya and Playa del Carmen.
