2008 was a tough year for Tourism in Rocky Point

June 15th, 2009

Drop in number of visitors to area by 250,000

2008 was a difficult year for Puerto Penasco, Mexico in the area of tourism as 250,000 fewer visitors made there way to the area compared to the year before. This decreased represents a drop of at least 16% and had a domino affect throughout the city, reports Rafael Gonzalez Valenzuela, Director of the City Convention and Visitors Bureau (OCV).

The OCV Director stated that, according to report from the port of entry in Lukeville, Arizona, which is the principal port accessing Penasco, they registered nearly 1.3 million foreigners passing through, when compared to 1.55 million in 2007.

He indicated in the area of national tourism the situation was a bit different, as the numbers of visitors in this realm was maintained at nearly 1.75 million. Nevertheless, this phenomenon was not sufficient to reverse the negative impact of the drop in foreign tourism.

Gonzalez Valenzuela explained in the area of hotel occupancy, 2008 ended with an average of 43%, compared to 58% from the previous year, reflecting a 15 point drop.

Base on this, he added, the final evaluation highlight 2008 was generally a poor year for Puerto Penasco (Rocky Point).

Among expectations for 2009, which is sure to be a complicated year and one in which it will be difficult for the situation to improve, they are still anticipating results from the intensive campaign to be carried out in California following the opening up of the coastal highway.

Gonzalez Valenzuela stated they have not done a full evaluation concerning the negative economic impact due to the drop in foreign tourism, but undoubtedly this has taken its toll on practically all service providers and businesses in the city.

The OCV Director remarked that based on this, the task is to strengthen promotional campaigns in order to promote the area in any way possible, given that the economic crisis is likely to last through 2009.

Financing Homes in Mexico – Baby Boomers are starting to get it

May 5th, 2009

For those that want to stretch their equity, there are now options for USA financing of Homes in Mexico. Baby Boomers can sell their current homes and place only a portion of the proceeds into their home in Mexico as a down payment. Monthly payments will often be much less than their current payment on their “Raised the Children In” home.

When choosing vacation properties for the intention of making it a retirement home, however, the results are a bit surprising. One might assume that many people will choose golf course locations or beach side resorts. While this is still a popular option, many Baby Boomers are choosing their property based on the availability of quality health care. The Baby Boomers who participated in various studies cited that rural areas where they could get affordable health care quickly was more important than the proximity to their favorite past time. However, as this generation throughout their lives has become accustomed to, they want it all. In Mexico, they get it all. Access to affordable high quality medical facilities as well as the beach lifestyle that they have been looking for. Many are choosing to settle in residential resort communities in Mexico that are only a short drive from the USA like Rosarito Beach, Ensenada, San Felipe and Puerto Penasco, for that additional peace of mind.

Savvy developers have imported the technology of “Residential Resort Lifestyles” – a true-blue American concept -into the country, with the result that for Baby Boomers, a home in a resort in Mexico is truly a home away from home. These residential resorts are typically located by the seaside with all amenities that one can imagine-swimming pools, a community center, recreation hall, easy commuting distance to a golf course, theater, bar and restaurants, pizza, shopping mall, launderettes, and wi-fi internet service. With the ocean before them, water sports are of course emphasized. These facilities ensure that a residential resort home owner need not really step out too far from their door for socializing, relaxation and enjoyment.

Homes in these residential resorts are usually custom-designed and well constructed. While planning the home design, architects and building contractors are required to follow strict guidelines that adhere to the best U.S. standards of construction, including height regulations thereby respecting their neighbor’s ocean and mountain views. People who may have spent their life in cramped conditions, or perhaps had to adjust with rented homes while working in cities get the chance to let their imagination soar and bring to reality their dreams about the seaside home they have always wanted.

Ownership of residential land in Mexico for non-nationals is thought a vehicle known as “Fideicomiso”. The Fideicomiso is akin to an USA Living Trust, whose basis is the Trust whose basis is the Trust system of ownership. It is through a Fideicomiso that Baby Boomers have been acquiring absolute ownership rights to Property in Mexico. Baby Boomers need to make sure that by a professional title insurance company that takes could possibly and conceivably arise. This protects the nest that takes into account all the issues and eventualities that could possibly and conceivably arise. This protects the nest that the Baby Boomers is so assiduously building for themselves, post retirement.

It has begun to happen-Prospective retirees are buying their dream houses along the serene and peaceful coasts of Northwest Mexico. While waiting for the big day when they actually retire, these Baby Boomers snatch long weekends from their hectic schedule and can drive to their seaside vacation home. The moments spent at the waterfront are so relaxing and rejuvenating.

Lava Flows Visible From New Pinacate, Mexico

April 24th, 2009

Bet you don’t know what’s happening out in the middle of the Sonoran Desert right now, do ya? Yes, we all know that the snakes and reptiles are out, sunbathing and waiting for the next unsuspecting tourist or hiker to pass by before giving them the scare of their life. This “thing” is so big that it covers over 8,000 square feet and looks out over recent lava flows and those beautiful, tempting sand dunes.

In between Puerto Penasco and Sonoyta, Mexico, just outside a little town called Nayarit sits the most wonderful place in the Sonoran Desert . The Pinacate Biosphere Reserve is so richly diverse that it houses a variety of different plant life and wildlife, including the endangered Sonoran Pronghorn.

If you’re lucky, as you drive toward Rocky Point on Hwy. 8, you might catch sight of a big horn sheep off in the distance walking along the side of a mountain. Most of you pass right by the green sign that tells you that a world of discovery and adventure is just a little way up the dusty trail. More of you have probably taken notice within the last year or so when all of the signs and fences started going up to protect the area from vehicles. It took them a long time to be recognized as a Biosphere Reserve and it seems now is something finally come of it.

Along with housing great hiking and camping spots, the Pinacates is also home to volcanic craters such as the Cerro Colorado and the Elegante. They are massive when you get to stand on the edge of them and look down. The area is more commonly known for its peaks and craters, but there are a ton of people (biologists, botanists, etc.) who are thrilled at studying the diverse life (animal and plant) that can survive in such harsh conditions. (when you’re sweating in Phoenix or Penasco, they are boiling at the Reserve, there has even been snow spotted on top of the peaks – believe it or not!)

Their new cultural and visitor’s center will contain a wealth of information and services such as those found at Organ Pipe Cactus National Monument, Cabeza Prieta national wildlife refuge and many other protected areas around the world. The lobby will contain all kinds of information about the area – the plants you will come across, the reptiles you might meet and the flying insects that might try to bite you during the night. The building will contain lots of photos, drawings, models and museum quality pieces – artifacts are often found in the area (please don’t remove them).

The center will be a wealth of cultural and historical information – from the library to the auditorium. There will be an onsite cafeteria, restrooms, a desert botanical garden and telescopes to view the beautiful scenery from.

Their cultural and visitor’s center will be a great addition for those who like to learn more about the area, nature or just want a diversion or fun activity.

Retiring Boomers Will Find More Advantages in Rocky Point Mexico

April 20th, 2009

Everyday more people join the ranks of retirees living like royalty on tiny budgets in Mexico. Mexico is the preferred location for Americans living abroad. Twenty five percent of one million of the four million Americans living abroad live in Mexico and why not! You can trade in your suburban home in the U.S. for a seaside estate south of the border, live in elegance with beautiful expansive views in a relaxed lifestyle. In Mexico you can easily afford the help that makes this style of living easy.

By 2011 the first wave of baby boomers will retire, that’s approximately 78 million people. Most of these retirees can modestly retire in the U.S, or live amazingly better in Mexico. Currently there are 25,000 north Americans retiring each year. Rocky Point, Mexico is expected to be one of the leaders in Mexico ‘s growing retirement migration destinations.

One of the attributes that is credited for these numbers is that its relaxed and refreshing atmosphere is so close to the border. As investors consider what is important for them in retirement, the proximity to the border is important. Accessibility to an airport, ease of doing business, communication and infrastructure are also important considerations.

Because the number of retirees is soon to grow exponentially and many will be migrating south, a recent study was done to analyze the demands, travel habits and perception of Mexico as a tourist destination in Americans over 50. the study was conducted by the council for the promotion of tourist for mexico.

The list below is what was deduced, and is partly why so many savvy investors are looking here now.

1 the cost of living is lower
2 the weather is better, escaping cold climates
3 the economic and political climates are stable
4 healthcare is excellent and affordable
5 English is widely spoken
6 foreigners can own, buy and sell property
7 its close proximity to the U.S.
8 a mix of varying activities from passive to more vigorous
9 share differing cultures, people and art
10 beauty of surroundings
11 reliving previous satisfactory experiences

If anybody is even considering investing in a retirement community, home or destination, they just need to spend a little time here in Puerto Penasco to realize this is it. With beautiful beaches, sunsets and so much more visual candy, coupled with the lifestyle opportunities here, this little town is simply inspiring.

The research involved in making the most important decision for your retirement is so simple. Come to Puerto Peñasco, take your shoes off and stroll on the beach at sunset. But then realistically spend a little more time here, talk to people who live here and enjoy your homework.

Ecological Conservation Efforts in Rocky Point

April 13th, 2009

Day by day, the subject of the environment and natural resources is becoming part of daily life at the worldwide level and this is no coincidence of fad.

Some years ago, no one spoke about global warming or the accelerated disappearance of wild plant and animal species. Nonetheless, during the last 100 years, the index of destruction in our planet has exceeded that which had occurred during the last 10,000 years. Problem such as deforestation, fires, pollution, over-exploitation of water, the growth of cities, demographic explosion, are, among many others, factors that are affecting the well-being of nature and the balance of the world’s ecosystems.

Environmental education whose purpose is to inform on nature’s relevant aspects to change people’s life styles and to improve behavior as regards the use of natural resources came about. Also, the term “Education for Conservation” was developed. This term involves issues beyond nature, such as its relationship with mankind, understanding that mankind can not prosper without taking care of nature, as interdependent beings of connected entities.

Lastly, what these two educational currents intend is penetrating into the portion of human conscience, that portion which unconsciously guides behavior. If a bit of respect for the environment is taught, it will not be necessary to “force” people though laws or punishments, to do some good to the world or nature.

Among the many efforts made by governments, institutions and private parties to reinforce that environmental awareness are environmental campaigns that spread the information in the media and which are addressed sometimes erroneously to minors, under the argument that they are the future of the planet, despite the fact that it is not taken into account whether we adults are making rational use or not of the natural resources. Minors still have a long way to go until they can put into practice that which they are being taught in school; therefore, all of us are users of nature, notwithstanding our age, beliefs, social status, or the work we do.

To exemplify one of the efforts made to increase environmental awareness, it suffices with becoming acquainted with the El Pinacate and Great Altar Desert Biosphere Reserve. As of the moment visitors come into it, they are provided with information on the benefits of having a biosphere reserve containing unequalled natural landscapes, unique Sonoran Desert Plant and animal species, and most of all, a volcanic shield with very special formation features.

Thus, the need to protect the desert as an ecosystem, that is, the biotic environment (landscapes, soil, rocks, sand, water, etc.) is furthered in the visitor’s minds, as well as this ecosystem’s live or biotic portion (wild plants and animals).

People can also be made aware through a negative message, which actually is the reserve psychological appeal, that is, by showing the damages causes to the environment through photos, videos or models with abhorrent alterations due to misuse and the destruction endured by our planet.

This causes a reaction which forces people to worry about the environment, but we believe that better stimulation can be achieved by convincing and justifying than by creation an emotional shock.

Every day we are being subject to informational stress with unfortunate news and news about ecocides. It would be better for us to change our strategy and further appreciation for nature and the good things it give to us. Let’s show the encouraging future we will be able to obtain by using natural resources in a rational and sustained way. Let’s enjoy nature and let’s not intend to vanquish or appropriate it. That is the daily philosophy we wish to share with our visitors to the El Pinacate and Great Altar Desert Biosphere Reserve.

Steps Toward Easier Investment in Puerto Penasco

April 7th, 2009

Puerto Penasco will take another step toward development in the next months with the establishment of the development center, in which federal, state, and local formalities will be processed in one sole office, thus eliminating the bothersome and deleterious red tape which inhibits everything.

This new office will take care and provide guidance to whoever intends to establish a company, so that it will not only receive paperwork, assured Francisco Diaz Brown, Secretary of Economy of the Government of Sonora.

The objective of this new center is to facilitate a business environment within the municipalities, development, and competitiveness of companies. Consulting services and training courses will be provided to put the necessary tools to develop businesses at the fingertips of entrepreneurs.

What is most important is that the window of the rapid attention of businesses system will be put into operation to process the formalities for establishing new businesses. The state official announced that the development offices’s objective will be providing integral services to businesses. For such purpose, Diaz Brown, recently headed a regional meeting with Directors of Economic Development of the municipalities of San Luis Rio Colorado, Puerto Penasco, General Plutarco Elias Calles, and Caborca.

Before the representatives of the region’s municipalities he stated that presently there is confusion as regards the formalities which take place at the centers for the Rapid Establishment of Companies (CARE) and the offices of the Rapid Attention of Businesses System (SARE). SARE and CARE are programs created by the Federal Government to facilitate to the maxium degree possible, mercantile, business and business management activities; the former commits the competent governmental authority to issue the registration document that enables to exercise trade formally in a very brief period of time, whereas the latter, CARE, was created to simplify processes and formalities for establishing micro, small and medium companies, joining the Federal, state and local governments for the purpose of providing to the business community, an integral service for the establishment of different types of commercial, industrial or service companies.

All of this will be concentrated in the Business Development Centers and the one in Puerto Penasco (Rocky Point) will be particularly important due to its constant flow of domestic and foreign investments. An office with these futures already operates in Hermosillo , the capital, and now the State Government is requesting the participation of the majors to start operating such offices in all of the aforementioned municipalities.

During the regional meeting, which was attended by Heriberto Renteria Sanchez, major of Puerto Penasco, the Secretary of Economy explained in detail the Liaison, Promotion, Support to Entrepreneurs, Training and Consulting Services, Financing, and Financial Support programs that form part of said agency.

Diaz Brown invited the region’s directors of economic development to request development opportunities for the establishment and growth of companies in their respective municipalities. In Puerto Penasco, it is increasingly easy and simple to obtain licenses and permits for business activities thanks to the complementary efforts of the local, state and federal governments.

Thus, Puerto Penasco is consolidating as one of the most attractive places for domestic and foreign investment, reason due to which business people of the United States and Canada have set their ayes on this Sonoran municipality that, without the shadow of a doubt, is registering one of the highest development indexes of northern Mexico.

Rocky Point will have its Home Port

April 1st, 2009

The Holland America shipping company revealed that in three years, with the construction of a Cruise Ship Home Port, Puerto Penasco will be taking another step to become a world-class tourist destination.

Holland America is planning to have one cruise ship a week on the Sea of Cortez route as of 2011, stated Simon Douwes, Planning and Scheduling Director, who recently confirmed that at the latest in three years, Puerto Penasco will become the site for the arrival and departure of cruise ships.

Plans are to make between 50 and 60 trips in the “World’s Aquarium”, departing from Puerto Penasco to Guaymas, Loreto, La Paz and Topolobampo, and then, returning to the port of departure.

He stated that the Sea of Cortez route is excellent for the company, because in only seven days they can go to six Mexican ports, which will provide a myriad of attractions.

On the other hand, the coordinator of the Commission for the Development of Tourist of the State Government, Epifanio Salido Pavlovich, explained that initially there will be a 14 day route that will depart from San Diego, California, and will travel to Puerto Penasco; then Guaymas, and the tour will conclude in the port of embarkation.

Representatives of Holland America and Carnival Corporation recently visited the area of Sandy Beach, where they intend to locate the cruise ship terminal in Puerto Penasco.

An assessment on the technical feasibility of building the wharf in this area of Rocky Point, Mexico was conducted with good results. Possible attractions in that area that could be provided to cruise ship customers were analyzed within the plans to set-up the Home Port. Some of these attractions are the Visitor Center of the “El Pinacate” Biosphere Reserve which is another option that can be provided to nautical tourists.

Government sources said that the Home Port project in Puerto Penasco is looking for the appropriate conditions to remain as the Sea of Cortez cruise ship route, while at the same time duly caring for the environment and furthering a sustainable activity through ecological balance.

On October 16, the first tourist cruise ship owned by Holland America arrived in Guaymas, Sonora, while the second one arrived on November 15. in both cases, 1,200 tourists enjoyed the region’s attractions.

A “home port” is a port of arrival, or rather, the site where cruises begin and end. It is something Mexico had never had up to now. This benefit will also include Puerto Penasco once the construction of the Home Port is completed a few kilometers from the US border.

The Government of Sonora, the Florida and Caribbean Cruise Association (FCCA), and the Coordination General of Ports and Merchant Marine, a body belonging to the Department of Communications and Transportation (SCT) entered into negotiations to make this project come true.

Banking Solutions for Rocky Point Real Estate

March 20th, 2009

In order to make good businesses, money is not the only thing which is required, many other things are necessary. One of them, perhaps the most important, is a full knowledge of the winding road of legal issues and procedures in a complex market such as that of real estate.

To achieve this, Puerto Peñasco already has the solution: a fiduciary service with external consultant of Banco Interacciones, so that investors may take firm steps, even in turbulent times such as those presently being experienced throughout the world.

And it so happens that the key is in this bank’s philosophy, besides a deep knowledge and professional attitude in all the services it provides, since its representative in Puerto Penasco, Cesar Salazar, in principle states that “our future will change proportionally, in accordance with our attitude and capacity to adapt to the changes which are occurring presently”.

In a conversation with the representative of Banco Interacciones explains the features of the strategic service provided for the tourist real estate business which is outstanding in this region of northwest Mexico.

Fundamentally, fiduciary services to provide solutions for the operation of the present tourist business. We can not think that the solutions provided 2 years ago will work today; therefore, we must up-date our knowledge, we must learn to operate in the present tourist world.

We have to grow as professionals, change old paradigms. Life is constant learning and growth in order to bring about business associations that will enable to make projects more profitable, this attracting foreign investors that wish to acquire Rocky Point Real Estate on Sonoran Beaches.

We firmly believe that the business world operates just like nature, which moves through cycles or seasons. There are springs, summers, falls and winters and all of them fulfill a specific purpose. Presently, perhaps we are experiencing a harsh summer with a draught and perhaps this summer is giving us an uncomfortable feeling which we had not contemplated and we were not prepared for it.

Nonetheless, this should teach all of us who in one way or another are in this sector (tourism) that we must be prepared for these bad seasons; prepare ourselves better as regards what we are doing; provide our services more effectively; become better professionals, or be more professional in the provision of our services.

And he adds:

Every business is based on solving needs or problems. We must understand that due to diverse situations, the tourist business in 2008 operates very differently from tourism in previous years.

Therefore, if our function as services providers is to solve needs or problems, we must then realize that the way of solving those needs or problems is different.

We must provide solutions to the operation of the present tourist business. We can not think that the solutions of two years ago will work presently. Therefore, we must up-date our knowledge; we must learn to function in the present tourist world; grow as professionals; change old paradigms. Life is learning and growing constantly.

And your perspectives on the near future?

Our future will change proportionally, in accordance with our attitude and capacity to adapt to the changes which are occurring presently and which are not exclusive of the tourist business. It can be seen in all branches of economy, such as agriculture, livestock breeding, fuels, etc.

Once, during a conference of a well-known Mexican businessman I heard that “if there are no waves, any sailor is a captain.” Changes or storms that are presently posing problems represent opportunities for each of us to grow as a persons and professionals. The difficult situation we are experiencing at present, will be a sieve like the one used by brick layers or bread makers, but in our case will make opportunists run and the true professionals and entrepreneurs will become established and grow.

Puerto Penasco will have its Home Port

March 11th, 2009

Our Little community of rocky point has experienced an incredible ride. It has become known internationally as a tourist destination that will continue to develop into the future. The majority of the impressive growth has been led by the sales of condos, single family homes, and even raw land. There are several strong indicators that the positive growth cycle will continue, placing us on even more radar screens. Simply ponder the amount of time and money put into studying growth trends; market futures; and touristic patterns, by any major hotel group when looking to invest millions in a new destination market. Now think about these researchers representing the Marriott hotel group. The Marriott Penasco Bay is a 28 story 265 room four diamond resort. This is such a huge statement as they obviously didn´t choose Puerto Penasco overnight, or without knowing something. The feasibility analysis done by an empire like Marriott looks into so many aspects of the demands of seasoned first class travelers, that if Penasco was not positioned for stardom we would not see their logo on our horizon.

Another impressive indicator of international success is the selection of Rocky Point has a major home port for several large cruise ship companies. Representatives from cruise lines like Holland America, Princess and Carnival have all been here, and Mexico´s federal government has approved Rocky Point as a major hub in a joint effort as the result of many discussions among the experts. We have been receiving a lot of attention from the leaders of Mexico and many of Mexico´s most prominent investors. Obviously now, investors from all over the world have been watching Puerto Peñasco, Mexico.

Studies indicate that the future looks bright here because Rocky Point sits less than four hours from several major U.S. metropolitan areas with proven retirement markets. Take the similar climate to those already respected, retirement magnates add our beautiful beaches and lower cost of living and one starts to see where the excitement is coming from. The huge number of soon to be retirees speak volumes in terms of future demand. This group of over 25,000 people a year is an astounding number looking to retire. Between now and 2025, there will be a baby boomer retiring every 16 seconds. While 2030 will be the peak year of boomer retirement, the first year of baby boomers (born in 1946) turn 62 this year; many of which are now retiring and taking advantage of a record level of leisure income. Many of these people will look to the beaches of Mexico to spend their golden years. The draw of rocky Point is that it is one of the few superb beachfront markets that will support both drive-in traffic and air travelers. There are many dynamics of this that will lead to a surge in retirees. To many, the close proximity to large U.S. cities, where they can go to monthly appointments or various hometown cultural events is important. The airlines will allow other family and friends ease of access. Many have already discovered that while the healthcare system in U.S. continues to struggle, Mexico´s healthcare is rapidly accelerating into one worth the trip south. One can expect the advances in Mexico´s healthcare to continually draw visitors south more and more. With insurance providers now servicing so many from the north, more large companies will enter the market, and the cycle here will continue to expand as the international audience grows.

About ten years ago there were no condo projects with more than 100 units. In 2000 there was only one project of any large scale. This all changed, and now Sandy Beach alone has about 3,000 condos sold, and over 30 condo towers have been completed. The feeding frenzy was wild and we enjoyed a great cycle as the town morphed itself into a resort destination. Then, because the economic situation affecting so many investors, we shifted into a buyer´s market. It would be irresponsible to say that the correction period has fully completed its course as no one has found that crystal ball yet. It would however be safe to say with confidence that there are some great bargains to be found in the Rocky Point area. Plain and simple, there are people that need out. Much like the buyer´s market sought after by successful investors in so many U.S. communities, we are ripe for the next phase of our cycle. There are properties in every market segment that are priced many thousands of dollars below the ¨List Prices¨. You just have to know how to find those bargains. It truly does come down to representation. Who is representing you? In Mexico, like in the United States, there is a National Association of Realtors. In the last few years we have come along way in regards to communication, ethical practices and working on the development of an MLS system. It is because of this and our mandate that all of our members are licensed, that we have been welcomed into NAR, the same international organization you would likely seek for representation in the U.S. In order to truly guarantee satisfactory representation you need to secure the representation of an AMPI professional. AMPI agents are NAR Realtors, registered at the state level, and are the only real estate association endorsed by the federal government.

Historically, Rocky Point Real Estate is one of the safest investments you can make as it is scarce by nature. No more land will be created. Even more scarce is land found near the beach. This is way in the long term, Rocky Point is destined to be an international real estate success story, and the big money is already starting to see the opportunity.

There are new improved mortgage money programs with reasonable rates allowing people to take advantage of the current opportunities. Some people are turning self directed IRAs into real estate investments in and around Rocky Point. Others have chosen to split ownership on properties with friends, family members or other investment groups. There are even reverse mortgages out there allowing homeowners to simply turn equity from one home into equity in another. If one truly wants an investment that they can enjoy Puerto Peñasco is certainly a worthy alternative to the less than predictable stock market.

Within a year, an international airport will be open in Rocky Point and a new costal highway will extend south and east from Tijuana , through Rocky Point, to beyond Guaymas. These geographic factors alone will bring many thousands of new visitors to this area, and a profound positive influence on the economy. Rocky Point is a great place for anyone interested in owning a second home or a secure investment that allows one to stay at and enjoying their portfolio.

Why Choose Puerto Peñasco?

March 6th, 2009

Puerto Penasco, Sonora also known as Rocky Point, Mexico, has unique qualities that make it a desirable spot to live.

Whether you are retiring or looking for a change in space in your life, Puerto Penasco should be your list. It has the best of both worlds: The US and Mexico. For US mail, open a PO Box in Lukeville and a private service can deliver your mail to Puerto Penasco. Shop online, through U.S. catalogs (further south this isn’t possible). You need no special permit for your vehicle in this free zone, just purchase Mexican insurance, park your car mainly in Mexico, and your insurance bell will be significantly lower. Phoenix is just 3 ½ hours away, allowing frequent shopping in the USA, and even Las Vegas is only half a day’s drive. Many enjoyable places are within a day’s drive —- you won’t feel “trapped on an island”. You will experience small town living but with big city proximity for anything you might need. Medical insurance can work with your US insurance and transfers to US hospitals can be arranged. The pace of life is calm. Walk into a restaurant, to the owner’s warm greeting, look around, and you will probably see people you know. Enjoy the sense of community with many fellow American townsfolk.

The Beaches are beautiful, with one of the largest tidal changes in the world. The same beach is radically different form hour to hour, you can be snorkeling in the morning and walking on the same rocks that afternoon! At full tide, there is up to 18 feet change in depth in just 6 hours! Water temperature, warmer than Pacific side, makes for very pleasant swimming. Waves are very small making it safe for children. Only occasionally do waves get big enough for surfing. Rocky Point has several choice beaches, from the tidal beach at Mirador, perfect for tidal pool exploration, to the more active Sandy beach where beach volleyball, skim boarding, flying ultra lights and jet ski’s are the order of the day. Twenty minutes south, you can find miles of unspoiled and isolated beaches if that is you preference. Eat fresh oysters from an oyster farm in one of the many estuaries or go clamming at low tide in Cholla Bay. Culinary options abound, ranging from modest taco sands to high-end resort cuisine; shrimp, the staple of our town, is excellent anywhere you go.

Most importantly: if you move here you will feel welcomed by friendly people whole will quickly make you feel that you belong to our community. So come on down, breathe our fresh ocean air and call Puerto Penasco your new home!
