Playa del Carmen Real Estate – Investment Gains from New Airport
May 19th, 2010While the movement towards making the Cancun International Airport (only 45 minutes away from Playa del Carmen) and the official beginning of the bidding for the Riviera Maya International Airport (also less than an hour away) has already been bringing a new focus on growth in Playa del Carmen Real Estate, there has already been mention of developing the new Riviera Maya airport as an international air travel hub as well, which help would consolidate the importance of the area, and the value of Playa del Carmen Properties.
The idea was mentioned by one of the front-running candidates for governor of Quintana Roo, the only Mexican state on the Caribbean cost, which includes Cancun, Playa del Carmen, Cozumel, Tulum and Costa Maya.
The new airport has been progressing through various stages of initial planning during late 2009 and early 2010, and on May 11 the bidding for the airport officially began. The bidding for the airport will be unique in that the concession will go completely to the private sector, and will be for the building and operation of the airport for 50 years.
The airport will have a high capacity and the area is expected to take full advantage of the capacity, with Playa del Carmen’s continuous growth as tourism and real estate destination, and Tulum’s newly surging tourism, and upcoming growth in real estate. The entire area, including Cancun, has been growing sufficiently that it is expected that both the airport in Cancun, recently expanded with a second runway, and the new airport will continue seeing significant increase in traffic.
To help promote ongoing economic growth in the area, Cancun has recently added a new focus, developing the airport with its increased capacity as an international air travel hub, and its hotel zone as an international center for high-profile conventions.
Playa del Carmen has already been gaining some of the tourism from these conventions, as well. If the new airport is likewise promoted as an international hub, this means that Playa del Carmen will be directly in the middle of two air hubs with potential to become some of the most important in the western hemispheres most important. It will also be directly in the center of an area (Cancun – Tulum, known as the Riviera Maya) gaining importance for international conventions, a branch of tourism which tends to bring a larger share of proportional share of income.
Playa del Carmen has been the fastest growing community in Latin America recently, and this situation points to ongoing tourism and real estate growth; real estate growth means investment possibilities for the near future.
